Acquisitions Criteria and Submissions
Process: The FrameWorks Group is a real estate
investment and development company based in New York City.
To complete a preliminary
pricing analysis, the FrameWorks Group requires the following information:
Full property description
Previous year's year-end operating statement
Current tax bill
Terms of financing (if assumable)
Market information
Color photographs (including sales and
rental comps)
Location map
Current rent roll
Year-to-date detailed operating statement
Primary Target Markets: We seek properties within two hours driving
distance of New York City, typically with 15 units or more.
Asset Age: We prefer developments from 1990 or newer,
but we will consider older properties with quality construction
and desirable construction. The FrameWorks Group will acquire renovation/repositioning
opportunities.
Deal Structure and Size: We work with many lending institutions
that provide financing for all property types. We will also consider
existing financing or seller financing if the terms are favorable.
We are able to consider, act and close on deals quickly. We will
consider acquisitions ranging from single assets to large property
portfolios. We are also actively seeking joint venture development
